Your GMC Team in Greenvale
Greenvale borders Woodlands Historic Park and mixes established acreage properties with large newer housing estates. Bigger blocks and a semi-rural feel in parts mean gardens here range from compact new-build lawns to expansive rural-style grounds.
What we know about Greenvale gardens
- Greenvale's newer estates have developer-laid lawns that usually need soil improvement and a proper establishment feed to thicken up through their first year.
- On the larger acreage blocks, long boundary hedges and windbreak plantings are common and stay dense and wind-resistant only with a scheduled trim.
- Proximity to Woodlands means abundant bird life, and many Greenvale gardens are planted with natives to support it โ those beds want low-phosphorus feed, not lawn fertiliser.

About Greenvale
Greenvale takes its name from a farm called Greenvale owned by local farmer John McKerchar, and it sits on Mickleham Road between Attwood and Yuroke. Subdivision began in 1972, but most of the suburb was built through the 1980s, so many streets now have gardens that are thirty to forty years old. Newer estates have since been added around Greenvale Reservoir, which was built in 1973, and some of them look out over the water to the city skyline. The land of the old Greenvale Sanatorium, a tuberculosis hospital opened in 1905 that later became an aged care home, was sold in 2004 and now forms part of Woodlands Historic Park. The result is a suburb where mature 1980s blocks, new estate lots and open parkland sit side by side.
Soil, water and weather
Greenvale is on the volcanic plain north of the airport, and most gardens have heavy, reactive clay under the topsoil. The clay swells when wet and shrinks as it dries, which shows up as cracks across lawns and gaps opening beside paths in a hot spell. The nearest long-running Bureau of Meteorology station is at Melbourne Airport, just to the south-west, where rainfall averages about 537 mm a year and the windiest months run from August to October. Open, exposed blocks feel those spring winds the most. Planting and lawn repairs tend to work best in autumn, while the soil is moist but still warm, rather than in the windy weeks of spring.
Jobs that suit Greenvale gardens
- Lawn mowing: Greenvale's 1980s blocks usually carry a decent front and back lawn, which tends to fall in the standard family lawn band on our pricing page, around $50 to $65 a visit. Bigger lots sit in the large lawn band from about $70.
- Hedge trimming: Screening shrubs planted when the 1980s homes were new have now had decades to grow, and many have spread well past the fence line or out over paths and driveways. Hedge trimming starts from $60, depending on the length and height.
- Garden clean ups: Backyards that sit next to open reserve land collect windblown leaves, litter and weed seed along the back fence. A clean up clears that build-up, weeds and tidies the beds, and takes all the green waste away on the day.
- Synthetic turf: On the newer lots near the reservoir, small backyards and narrow side paths are often easier to keep as synthetic turf than as grass trying to grow on clay. Synthetic turf is quoted per job.

Questions
Greenvale Garden Care FAQ
My Greenvale lawn cracks open every summer. Is that normal?
On this soil it is common. Greenvale's reactive clay shrinks as it dries, so cracks open across lawns and along paths in a hot spell and close again after rain. Mowing higher, watering deeply but less often and coring the lawn in spring all help the grass ride it out.
When is the best time to fix up an older Greenvale garden?
Autumn is usually best. Many Greenvale gardens date from the 1980s building boom, and their shrubs and lawns respond well to a reset once the soil has moistened but is still warm. Cutting back, weeding and mulching then gives new growth time to settle before the windy spring weeks.
